1. Offer Accepted – Now What?
Once both parties sign the purchase contract, the transaction moves into the escrow phase. Escrow is a neutral period where inspections, appraisals, title searches, and loan approvals happen before funds and ownership are exchanged.
2. Home Inspection
Buyers usually schedule a professional inspection within the first 10 days. This is a critical step that helps uncover issues with the roof, foundation, HVAC, or other systems. Afterward, negotiations may take place for repairs or concessions.
3. Appraisal and Lender Approval
If the buyer is financing the purchase, the lender will require an appraisal to ensure the home’s value aligns with the loan amount. The loan must also receive final underwriting approval before proceeding to closing.
4. Title Search & Insurance
The title company performs a thorough title search to ensure there are no legal issues, liens, or ownership disputes. Once clear, title insurance is issued to protect the buyer and lender.
5. Final Walkthrough
Typically 24–48 hours before closing, the buyer does a final walkthrough to confirm the home is in the agreed-upon condition and any requested repairs are complete.
6. Closing Day
This is when all documents are signed—loan agreements, deed transfers, disclosures, and more. The buyer will bring certified funds for their down payment and closing costs, and the seller signs documents to transfer ownership.
7. Funding & Possession
Once the funds are wired and the deed is recorded with the county, the transaction officially closes. Keys are exchanged, and the buyer becomes the new homeowner!
